We are seeking a Maintenance and Fit-Out Manager in Kazakhstan with expertise in overseeing construction projects and maintaining office technical systems. The role involves managing fit-out and repair processes, including developing technical tasks, supervising subcontractors, controlling budgets, and ensuring compliance with regulations. The candidate will also maintain office systems (HVAC, electrical, plumbing, etc.), organize repairs, and ensure safety protocols. A background in construction, architecture, or engineering, along with proficiency in AutoCAD/ArchiCAD and project management tools, is required. A minimum of 3 years
Responsibilities
- To lead the whole construction process from the very beginning to the handing-over process
- To know how to elaborate technical tasks and requirements.
- To know how to plan and manage project works
- Experience on reading and understanding of project documentation. Participation in, development of design and working documentation (architectural, pre-design/draft solutions, project stages, visualization).
- Development of technical specifications for subcontractors.
- To supervise and inspect of construction.
- Tendering procedures experience. Contract development, warranty works, claim works experience.
- Scheduling and control of work by contractors
- Budget formation, project economy management.
- Interaction with authorities.
- Participation in the purchase of materials, equipment, and interior components.
- Experience in getting permits and approvals Maintenance:
- Technical maintenance of the whole offices and technical systems (heating, ventilation, air conditioning, low-current systems, power supply, water supply and sanitation, etc.).
- Identification of needs for general construction works, their subsequent organization, tenders of contractors, procurement of materials.
- Developing maintenance schedules and programs.
- Conducting office inspections and identifying extra maintenance work.
- Scheduling contractors for major repairs as required.
- Reporting any maintenance concerns to key stakeholders (Office Team lead, Facility Manager).
- Carrying out scheduled preventive inspections of networks and equipment of facilities.
- Organization of work to eliminate accidents and their consequences.
- Interaction with landlord/contractors on technical issues.
- Maintenance of technical documentation. • Interaction with authorities.
- Monitoring compliance with labor protection and fire safety rules, timely passing of necessary certifications, and obtaining mandatory permits.
Requirements
- Higher specialized education (construction, architecture, engineering specialty).
- High technical literacy
- Experience in building effective business processes
- Confident command of AutoCAD and/or ArchiCAD programs
- Confident command of office programs (Excel, Word, Powerpoint, Outlook), as well as knowledge of project management programs, for example MS Project, ADVANTA, Trello, is welcome
- Knowledge of modern construction requirements, technologies and regulations
- Knowledge of the market of interior components (finishing materials, furniture, equipment, etc.).
- Knowledge of ventilation systems, power supply, water supply, heating, air conditioning, low-current systems, ACS, etc.
- Confident reading and working with regulatory and technical documentation.
- Detailed understanding of the design, architecture, internal and external engineering systems.
- Experience in a managerial position with similar functionality for at least 3 years
- Readiness for business trips
